The best way to dispel myths is active listening and accurate communication. If someone is concerned about their own financial gain or success, then these myths may continue to proliferate. The best way to combat this is taking time to listen to their clients with the understanding that helping them meet their goals with compassion, honesty, and ethics and coming from a place of educating them and, thus, stopping the myth proliferation. Obviously, easier said than done! 🙂

Ultimately, we should always be active listeners but even better communicators. I like to tell our agent partners that clarity breeds comfort. The better and more clearly an agent communicates, they will have a much smoother and successful transactions.

While it is true that we are the ones who decide together what the LISTING price is going to be in MLS, it is the market that decides what the MARKET price is. It is to everyone’s advantage (sellers, buyers, agents, appraisers, lenders) to set the listing price as close to the market price as possible – it WILL in fact yield the seller the highest offer/contract price in the shortest amount of time, and this is proven again and again in any market!
