Thanks, for insight. I have a small independent office and considering joining Nexthome. Mainly for the technology that they provide. However, Im concerned about the Sitzer v Nar ruling and copycat lawsuits to follow. I dont know if joining a franchise at this time would put a bulls eye on my back or not?

Sean, thank you so much for this article. I am at the crossroad and unsure of which way to turn. Whether it’s a franchise or my own startup real estate business. I am grateful for the article which addressed a lot of my questions. I will sit down and write out the pros and cons of each opportunity and make a decision.

I think you spelled out the pros and cons for the basics of opening a real estate brokerage vs. Franchise. I have lived both. I started for a couple of years with a well known franchise but decided to open my own office and create my own branding, training etc. The primary reason I did this is because I wasn’t satisfied with some aspects of the franchise and the general training. I targeted my training to what was needed in my local area I preferred to teach my agents specifics to save, time and energy and close quickly. I have now done this successfully for the past 44 years but it is time to retire. I finally made that decision and I am now looking to sell my business in the Hudson Valley, NY area. My reputation is excellent and I am looking for a professional and ethical broker to take over my company and clients. I can be reached if anyone is interested for full details. My focus is primarily Rockland County…just north of NYC but our MLS has grown to a very broad area. Access to listings allows you to work as far as you like much more easily than years ago.

Victor, The greatest challenge with forming an independent real estate company is finding the right systems that you will need to run your brokerage as well as agent training that fits your agent demographic. There is no one size fits all solution because it will depend on the type of brokerage model you are running, the type of agent you wish to attract, and your “Value Proposition” to your prospective agents.
