Hi Beth! That’s a great question. The truthful answer is: It depends. As the team leader, you have the option to adjust your commission split more favorably to an agent who is generating more of their own leads. You can keep it at 60/40 or opt to pay out more if you feel it’s fair. And you don’t have to make a blanket policy – you can decide on a case by case basis. But just remember what Sean talk about in this article – as the team leader you’re the one taking all of the financial risks. You’re the one building the brand and running the business to keep the agent up and running. Don’t short-change your contribution to the agent’s success. Hope that helps!

Hi Deborah! Thanks for the great question. The broker cap is typically built into the team split. So in a 50/50 split, part of that is covering the broker cap. How much? It depends on what was negotiated with the broker. But it could be set up differently based on what the team leader and the broker have decided. The broker and team leader will need to negotiate those terms before setting up the team. Nothing is ever set in stone and everything is negotiable. Hope that helps!

Hi Jeffrey. Thanks for the question. When it comes to average pay, it really depends on geographic location, minimum wages, experience, hours worked, etc. It’s really hard to gather data around all of those parameters to give just one answer. My suggestion would be to do some market research. Use Indeed and ZipRecruiter to find out what some of those jobs entail and what the average pay is. You should be able to get a better idea what’s customary in your market that way. And don’t forget to ask around to other brokerages to get some ideas. At the end of the day, it’s really going to depend on how you decide to structure your team. Hope that helps!

And is the team leader really the only listing agent – and also prospecting for and converting sellers then ultimately doing all the selling for the listing?
Thanks!

Is that someone that a team member pay on top of their 50/50 split? Thank you, I am in the process of setting up a team.

Thank you
